A farmhouse is bought as an escape and then, too often, built as a smaller version of a city house dropped onto a field. It never quite works. The land is the reason you are there, and the building either engages with it or blocks it.

We design these across the belt around Bangalore — the airport side, the southern corridor, and the Hosur and Denkanikottai side where we already work regularly.

Drainage, which is best observed after rain rather than described. Land classification, which governs what may be built. Each one is cheap to establish before purchase and expensive to discover afterwards; the plot checklist sets them out.

Climate, and the tools that have always worked

The land around Bangalore is high enough to be genuinely pleasant for much of the year. Deep shade, cross-ventilation, a roof that keeps the slab from becoming a heater and generous verandahs will keep a farmhouse comfortable for most of the year with almost no mechanical cooling. None of that costs anything at the drawing stage, and none of it can be retrofitted.

Building far from the city

Remote sites change execution. Material availability, local skills, water for construction and the practicality of frequent visits all shape what should be specified — and a visit schedule agreed in writing at appointment matters more here than anywhere else.
