Architects on
Sarjapur Road.

Independent houses, villas and interiors along a corridor still filling in — where plot-level design decisions still matter.

Sarjapur Road is the part of Bangalore where you can still buy a plot and build on it, which makes the work here different from the finished parts of the city. New houses, villa plots and half-developed layouts sit next to completed communities, and the design questions are the older, better ones: which way does this house face, where does the light come from, what is next door going to become.

That last one matters more than clients expect. On a corridor still filling in, the empty plot beside you will not stay empty.

What we work on here

Independent houses

On plots in the layouts along and off the main road — setbacks, FAR and orientation worked from the first sketch.

Villa interiors

Handover villas in the gated developments, taken from builder-standard to designed.

Plot appraisal before purchase

What a specific plot will actually permit, checked before money moves.

Additions

Upper floors and extensions, with the existing structure assessed first.

Designing for a neighbour who has not arrived

On a plot with open land on one or both sides, the temptation is to open the house in every direction. It is usually a mistake. We plan for the built condition — where windows will face a wall in three years, where the privacy will actually be needed — while still using the openness now. Courtyards, internal light and careful window placement do both at once.

The same reasoning is set out in why courtyards still make the best Indian homes.

Before you buy the plot

Road width, access, levels, the layout's approval status and what the development rules allow are all cheaper to check before purchase than after. It is a short, paid appraisal and it regularly changes what somebody buys — see the plot checklist.

Questions

Frequently asked

Can you design a house on a plot I am about to buy?
Yes, and we would rather look at it before you buy. A plot appraisal costs a fraction of a percent of the land price and sometimes saves the whole purchase.
What plot sizes do you work on here?
From compact layout plots upward. Small plots are often the more interesting problem, because every square foot has to do two jobs.
Do you handle the approval drawings?
We prepare the drawing set in the authority's format and coordinate with the liaison consultant who files it.
Is a courtyard possible on a 30×40 plot?
Yes, at a light-court scale. Even a modest one changes daylight and ventilation for every room around it.
